Whether you’ve conquered the feat of first-time buying or not, purchasing a property as an investment can be intimidating. What should you be looking for? What will the rental return be? Is it a smart choice? Should you buy with your head or your heart? How can it affect your tax? While owning a home and renting it out for profit sounds like a smart choice (and it very well can be), there are certainly considerations that should be made in the process.

Here to educate you - and bolster your wallets and bank accounts - a panel of experts will be imparting golden knowledge in the form of an Investor Bootcamp, hosted by Sanders Property Agents and held at Cronulla RSL on Wednesday 17th May at 7:00pm. Scout readers have early (and free) ticket access too - more on this below. “It’s a really rare opportunity to have a panel of experts from every touchpoint of the buying process in the one room at any given time,” says Tahnee Dobson, marketing manager from Sanders.

“The bootcamp will be driven by sales expert Andrew Bloom, property manager Jack Tripi, auctioneer Andrew Cooley, conveyancer Kylie Bazzi, accountant Gerry Incollingo, strata manager Lance O'Loughlin, and mortgage broker John Hosey ‘in conversation style’.” 

“We're trying to go for a bit more of a unique angle,” Jack Tripi explains, the format being more or less “fly-on-the-wall”, where guests will play witness to these experts from different fields having conversations and asking one another the nitty-gritty questions. And, of course, anyone attending will be able to interact and ask nitty-gritties of their own: “we'll allocate some time at the end of the session where guests can go up to each expert with personal scenarios or questions that they want answered.” As real estate agent Andrew Bloom says, “it's not going to be a sit down, go to sleep session”.

According to Andrew, digging deep on the topic of property investment is more pertinent and relevant than ever. “First-home buyers are buying as investors like never before” - and it’s a trend, he predicts, that is here to stay, due to the rising cost of real estate, and, in the Shire, a resilient market with a 3.12% gross yield on investments (Sanders CMA Report, 2023). And while the experts are Shire-based, Andrew insists that they’re teaching the kind of know-how that can be applied over and over again, taking you from property novice to fully-fledged investor. “Once you learn the skill set, you can use it to expand your portfolio and try to get even better numeric returns.”

And while queries like “Do I need a bath and a shower, or is a shower enough?”; “Should I renovate before I rent?”; “What influence will strata have over my investment?”; and the mysteriously imperative “Does there need to be a powerpoint in the garage?” will be revealed only to those who attend, the most important question is this: when will an opportunity to get these seven experts in a room arise again?
